WHAT?!? Yep-that's right, this is our new house that we are going to OWN!
To quote a wonderful movie- "Let me 'splain. No there is too much. Let me sum up"
We still have not sold our house in Virginia but we finally came around to the idea of renting instead of selling. Then, lo and behold, Lockheed agreed to pay the rental management fee-yay! Plus-we didn't want to lose the Lockheed benefits of buying within a year of moving here (Paying the closing cost, paying points towards the interest rate, etc.). There were two obstacles we imagined to buying:
1. Would anyone approve us for a mortgage loan with us owning another house?
2. Renting our VA house wouldn't cover the full amount of our mortgage-could we afford to buy if we did get qualified?
Answers:
1. USAA qualified us with absolutely no problem (incidentally, for less than half of what we qualified for when we bought our VA house-they really are cracking down). We will have to put 10% down but that's not a problem.
2. This house is going to cost LESS each month (with taxes, PMI, everything) then it currently costs us to rent. Isn't that crazy?!?
So this is our house. We will try to close on the 29th. Wild huh? I'm still reeling a little because it happened really, really fast. So here are some spec's on the house:
1. It is not crooked or slanted, that is my poor picture taking ability
2. 2,370 sq ft.
3. 4 bedrooms 2 1/2 baths.
4. It's in a nice neighborhood that will still be in our current ward, which I'm really happy about.
5. My favorite parts about it are the kitchen pantry-it's truly amazing (walk-in), the double sinks in both upstairs bathrooms, the separate tub/shower in the master bath, the granite counter-tops, the fact it backs up to the green-belt (no shirtless backyard neighbors) and the layout is good.
6. Some of the inevitable "not perfect" items are-smaller kitchen, but it does have a lot of counter space because of an island, and Tom wants a HUGE backyard, and ours is just normal sized.
I guess maybe it's too tacky too say the price (is that still the etiquette?) but I would totally tell you if you asked. :).
I am really, truly excited.

YEAH!!! Congratualtions on getting to own a house again. Hopefully you will have success in renting your house in VA, then hopefully it will sell once the econmony turns arong. But it will be nice to have a house that is yours again.

What!? I'm so happy for you!! I keep hearing that you need 20% down to by a house these days but you're the second person to prove that rumor wrong. Good luck with everything!

YEY! That's AWESOME! Congrats! How much was it? Only asking because I'm tacky and jealous--homes like you're describing within reasonable (45min) commute distance for Trent will run us close to a million. I'm hoping to get lucky with a $800K or so! :) Wish me luck in about a!
